THE PROCESS IS SIMPLE
-
The first step is getting to know you and your goals. Our Client Questionnaire helps us understand your needs, preferences, and timeline so we can tailor the home buying or selling experience specifically for you.
-
Next, we’ll connect for a quick call or video chat to discuss your timeline, answer any questions, and review the next steps in the process. It’s also a chance for us to get to know each other and talk about starting your loan approval. Let us know a time that works for you—we’re excited to connect!
-
The first step in buying a home is getting pre-approved for a mortgage. This involves meeting with a lender who will review your finances to determine how much you can borrow. Getting pre-approved gives you a clear budget, helps you narrow down your home search, and shows sellers you're serious. The process usually takes a few days and requires documents like pay stubs and tax returns. Once pre-approved, you'll receive a letter to include with your offers, making you more competitive in a busy market. Using a trusted local lender can also strengthen your offer. I'm happy to provide recommendations!
-
This is where we make a plan together! During our consultation, we’ll dive into what you’re looking for in a home, discuss your goals, and address any questions or concerns you might have. Please take a moment to reflect on these beforehand so we can make the most of our time together. We’ll also review the market to ensure you’re as informed as possible.
After our meeting, we’ll move forward at a pace that feels right for you—whether it takes 2 weeks or 2 months, we’re here to partner with you every step of the way.
-
The home search process is an exciting step where we’ll narrow down options based on your needs, budget, and preferences. I’ll help you explore neighborhoods, compare listings, and guide you through each property’s features and potential. Once we find the right home, we’ll move quickly to make an offer. I’ll be there every step of the way to answer questions and keep things on track.
-
Making an offer is a crucial step in the home-buying process. Once we’ve found the right home, we’ll discuss the price and any conditions you want to include, such as contingencies for inspections or financing. I’ll help you determine a competitive offer based on market trends, the home's value, and the seller’s situation.
After submitting the offer, the seller can accept, reject, or counter it. If they counter, we’ll negotiate to reach terms that work for you. I’ll guide you through this process, making sure you understand every detail and ensuring your offer stands out in a competitive market.
-
The inspection contingency is an important part of your offer. Once your offer is accepted, you’ll have the option to have the home inspected by a professional to check for any hidden issues, such as structural problems, electrical issues, or plumbing concerns. If the inspection reveals any significant problems, the contingency allows you to renegotiate the terms, ask the seller for repairs, or even walk away from the deal without losing your deposit.
This contingency gives you peace of mind, ensuring that you're not committing to a home with unexpected, costly issues. I’ll help you navigate the inspection process, review the findings, and decide the best course of action.
-
Once your offer is accepted, your lender will order an appraisal to determine the home's market value. This step ensures the property is worth the amount you're borrowing. A licensed appraiser will assess the home's features, condition, and comparable sales in the area. If the appraisal comes in at or above the purchase price, you're good to go! If it comes in lower, we’ll discuss options like renegotiating the price or addressing the difference. The appraisal is a key safeguard in your buying journey, ensuring you're making a sound investment.
-
Closing Day is the final step in the homebuying process, where ownership officially transfers to you. You'll sign important documents , pay any remaining costs, and receive the keys to your new home. Once everything is finalized, the home is yours—congratulations! 🎉
